Mortgage360 vs BluMortgage

The Canadian broker CRM that adds a dialer, compliance and commissions

BluMortgage is a Canadian-built CRM with a real broker following, and its HubSpot foundation gives it genuinely strong marketing tooling. Mortgage360 covers the same broker workflow and adds the operational layer — power dialling, FINTRAC records and commission calculation — without a platform licence underneath.

About BluMortgage

BluMortgage, in their words and ours

BluMortgage is a Canadian mortgage broker CRM platform based in Canada, primarily serving Canadian mortgage brokers + brokerages. Here's a fair read of what they do well and where the trade-offs are — so you can decide if Mortgage360 is a fit.

What BluMortgage does well

  • Purpose-built for Canadian brokers — speaks Filogix, MBLAA, and broker-channel realities
  • Solid deal management workflow with conditions and document tracking
  • Familiar to brokers who've used legacy Canadian CRMs
  • Active product team with frequent updates

Factual trade-offs

  • No AI agents — Harvey-style automations require third-party tools
  • Queue-based power dialling typically requires a separate tool
  • Brokerage commission calculation generally needs another system
  • Reporting tends to be broker-centric without capital-markets analytics

Choosing between Mortgage360 and BluMortgage

Built on HubSpot, which cuts both ways

BluMortgage is a Canadian broker CRM built on HubSpot, and that inheritance is a genuine advantage. It gets marketing tooling — email, sequences, reporting, list management — of a depth that purpose-built industry products rarely match, because HubSpot has spent a decade and a very large engineering budget on exactly that.

The other side of the inheritance is the platform underneath. You are running a mortgage layer on a general-purpose CRM, which means a HubSpot licence in addition to the mortgage product, and it means the mortgage concepts sit on top of an object model that was not designed for them.

Neither of those is disqualifying. They are the trade you are making, and it is worth making deliberately rather than discovering at renewal.

Where the operational layer sits

Marketing depth is one axis. The other is the operational layer beneath it — FINTRAC identity capture on the deal, queue-based dialling with call logging, commission splits with tiered structures and qualification periods, licensing and continuing-education tracking across agents.

Those are brokerage-operations functions rather than marketing functions, and they are what Mortgage360 is organised around. A brokerage weighing the two is usually weighing marketing sophistication against operational consolidation.

If your bottleneck is genuinely lead nurture and campaign reporting, BluMortgage's inheritance is a real asset. If it is that your commission calculation lives in a spreadsheet and your compliance evidence lives in email, that is a different problem.

The licence question

The cost comparison here is not like-for-like unless you include the HubSpot subscription underneath. Depending on the tier required, that can be a material share of total platform spend, and it scales with contacts and seats.

Mortgage360 has no platform licence beneath it. That is a straightforward structural difference rather than a claim about being cheaper — pricing depends on what you need — but it is the part most often missed when the two are compared on the mortgage product's price alone.

Common questions

Is Mortgage360 a BluMortgage alternative?+

Yes. Both are Canadian broker CRMs. BluMortgage inherits HubSpot's marketing depth; Mortgage360 carries the operational layer — FINTRAC capture, dialling, commission splits, licensing and CE tracking — natively, with no platform licence underneath.

What does BluMortgage do well?+

It inherits HubSpot's marketing tooling — email, sequences, list management and reporting — at a depth purpose-built industry products rarely match. If lead nurture and campaign reporting are your bottleneck, that is a real asset.

Do I need a HubSpot licence as well?+

Running a mortgage layer on HubSpot means paying for the platform underneath as well as the mortgage product. Depending on tier, that can be a material share of total spend and it scales with contacts and seats. Mortgage360 has no platform licence beneath it.

How does the marketing tooling compare?+

HubSpot's is deeper, and we would not claim otherwise. Mortgage360 ships campaign management, journeys, audience rules, AI-drafted outreach and attribution built around mortgage lifecycle events rather than general B2B funnels.

What about FINTRAC and licensing compliance?+

Identity verification is captured on the deal and retained against the client, so an examiner's request is answered from the system rather than reconstructed from email. Licensing status and continuing-education hours are tracked per agent. Confirm your own obligations with FINTRAC and your provincial regulator.

Does Mortgage360 integrate with Filogix?+

Yes, in both directions — 1,047 fields sync in under five seconds, and an edit in either system is reflected in the other. Filogix Exchange stays your submission rail.

How are commission splits handled?+

Tiered and package-based structures with qualification periods, calculated against the funded deal and attached to it, including across agents at brokerage level.

Is the power dialer included?+

Yes, queue-based with automatic call logging onto the contact, so activity lands on the same record the lifecycle and renewal automation read from.

What does migrating from BluMortgage involve?+

Contacts, deal history, notes and automation logic. Because both are real CRMs this is a heavier migration than moving off a point tool, and the automation logic usually takes longest — it is worth rethinking rather than copying. We scope against your actual export first.
